The project in the Navegantes neighborhood creates a mixed-use complex with elevated plazas, transforming the relationship between urban space and cars and giving the city back to the people.

The project is located in a transforming area that has been consolidating as a hub of innovation and attracting companies, while the Navegantes neighborhood asserts itself as a space of avant-garde, where the city’s future is continually reinvented. In this context, rethinking the relationship between urban space and cars means giving the city back to people, aligning with the global movement to humanize city centers, which inspires imagining new forms of coexistence. Examples such as the High Line in New York show that areas once dedicated to vehicles can be transformed into accessible, green, and welcoming spaces, where pedestrians and cyclists take center stage.

With this inspiration, the project places the parking garage on the ground floor and frees the second floor for elevated plazas, which become the heart of the complex, promoting encounters, connections, and continuous pedestrian circulation. Crossing the block will be enhanced by these plazas and by bleachers on Frederico Mendes and Voluntários da Pátria Streets, which invite interaction and turn the spaces into vibrant areas of community life. The program brings together diverse uses: two residential buildings with ground-floor retail, two corporate buildings with flexible 1,000 m² floor plates divisible into up to four units of 250 m², and a serviced apartment building also integrated with retail and services. There will be approximately 240 residential units and 126 commercial and corporate units. Inspired by the legacy of the Renner family, the complex positions itself as a bridge between past and future, expanding the innovative vision of the Instituto Caldeira and serving as a catalyst for new ideas. To that end, it will house a memorial dedicated to the entrepreneur, a space of inspiration that celebrates history and strengthens the creative drive guiding this project.
